Property search by Parcel ID:

1. Select Property Search (By PIN or Address) from the Searches menu
2. Enter the Parcel ID (see below for format).
3. Click Search.

Property search by Parcel Address:

1. Select Property Search (By PIN or Address) from the Searches menu
2. Enter the property address with number, street name, abbreviated street type, ex. 75 Langley Dr (City, ZIP code are not required.)
3. Click Search.

Property search by Owner Name:

1. Select Property Owner Search from the Searches menu
2. Enter the primary owner’s name (LAST_NAME FIRST_NAME) in the Owner 1 box.
3. Click Search.

Reset before starting a new search. Use Look Up to pick from a list all parcels that are in a particular Landlot, e.g. 5123.

This search will find the street location of any address in the county or the intersection of two streets.

1. Select Address or Intersection Search from the Searches menu
2. Enter the number, street name and street type, or main road @ cross street.
3. Click Search

This search is not case sensitive; you can enter caps or lowercase letters.

1. Click on the Identify tool (i button on the right side of the map)
2. Select feature by clicking on the location on map
3. Change Select Land Parcels or the layer you are interested in from the Attribute Details For list on the More Information window.

You can find condos by entering the parcel ID or PIN of either the common area or a single unit.

1. Select Parcel Search (By PIN or Address)  from the Searches
2. Enter Parcel ID of the Common Area or the Condo Unit in the box beside correct parcel type
   Example: 6243 153
3. If you are entering a Common Area PIN, click the Limit Search Results to Condo Common Area Parcels box (this will decrease the time it takes to search)
4. Click Search.

If you searched, using the Common Area PIN you will see common area parcel information as well as all condo units associated with it.  If you search by Condo Unit PIN, you will get all information about that particular Condo Unit.

When searching for Parcel Ids, also known as PIN, Account number or Map Ref number, use the following format:

2002 001: District - 2, Landlot - 002, Number - 001
Leave a space between the Landlot and the Number.

1002B133: District - 1, Landlot with mapsheet - 002B, Number - 133
No space between the Landlot/Mapsheet and the Number.

3003 004B: District - 3, Landlot - 003, Number - 004B
No space between the number and letter.

1. Use one of the Searches or Zoom to an area of interest (Scale must be less than 1:50,000.00).
2. Click on the Map Contents and Legend tool - black arrow box at the top left corner of the map.
3. Click on the Layers tab.
4. Check the box next to the Zoning layer within the Parcel Layers group.

Note: This layer displays the current official Zoning Districts in unincorporated Gwinnett County. Zoning depicted inside city limits is for general reference only and not considered official. Contact the appropriate city government for official zoning information.

To view the Tax Neighborhood boundaries:

1. Search for a parcel or address
2. Click on the Map Contents tool (top right side of the map)
3. Turn on the Tax Neighborhood layers
4. Expand Parcel Layers group by clicking on arrow beside group name
5. Turn on Tax Neighborhoods by clicking in box beside layer name
6. Click on the Identify tool (ibutton on the top toolbar)
7. Click on the map inside the Neighborhood you're interested in viewing details for
8. In the more information dialog box, change Select Layer to Assessment Neighborhoods.

To print a high-quality, "Cartographic" quality map to scale:

1. Search or zoom to your area of interest.
2. Click the Print button on the gray toolbar above the map. Select one of the templates listed as Cartographic Map:

• Plan and Topo Basemap
• Aerial Photo Map
• Property Tax Map

1. Choose Print Format
2. Choose Map Resolution
3. Choose or specify the Scale.
4. Enter email for a link to be sent by email - optional.
5. Click arrow to open Other Print Options – Enter a Title -optional
6. Click the Print button at the top of the menu. A new window will open and after a few seconds it will show:
7. Printing complete. Click here to view results.
8. Click on the link to open the map directly from the preview window.

Septic Tank records are now available on the web browser.  Customers can view PDF's that are associated with a tax parcel.

To view these documents:

1. Zoom to your area of interest OR Search by address or Tax Parcel ID.
2. How to search by address or PIN:
   -Click on Searches (upper left side).
   -Select Parcel Search.
   -Enter a Tax Parcel ID or street address in appropriate box.
   -Click Search. Map will zoom to the parcel.
3. Click black arrow box on the top left of the map to open the Map Contents.
4. Click on the arrow beside Water Resources, then click in the box beside Septic Tank Parcels. The parcels that have septic systems will be shown with a brown outline..
5. Click on the Identify tool (i button on the right toolbar).
6. Click in the map on the parcel you're interested in.
7. In the More Information window, change "Attribute Details For" to Septic Tank Parcels from the drop down list.
8. In the more information dialog box, click the parcel number link beside "Doc Name" to load image of document.

These records are stored as PDF's so you will need to have Adobe Acrobat to open the document.  Once the document is opened, you will have the ability to save to your local drive or print to your printer.

Viewing Septic Tank Records Quick Start Guide (PDF)

BMP credit renewal notices are being sent to customers in autumn of each 4th year term. The notice directs customers to documents posted on the GIS Browser. Customers can view PDFs that are associated with permit numbers and BMP credits on the web browser.

To view these documents:

1. Zoom to your area of interest OR Search by permit number
2. How to search by permit number:
   
   • Click on Searches (upper left side)
   • Select Stormwater Inlet Permits or Stormwater Conduit Permits
   • Enter a County Permit Number
   • Click search Map will zoom to the area around the selected permit
3. Click on number under Info in the results window (bottom of the map)
   
   • OR Click on the Identify tool (i button on the top toolbar)
   • Click on the map on the line or point you're interested in
   • In the More Information window, change Select Layer to either Stormwater Closed Conduit (line)or Stormwater Inlet (point)
4. In the more information dialog box, click the link under Value to load image of document

These are stored as TIFF images so the associated picture viewing software should open the images. Note that not all features have an associated document.

To find the billing information for stormwater management fee:

1. Search for a parcel or address
2. Click on the Map Contents button (top right side of the map)
3. Turn on the Stormwater Utility layers:
4. Expand Utility Layers
5. Turn on Stormwater Utility by checking box beside Stormwater Utility
6. Click on the Identify tool (ibutton on the top toolbar )
7. Click on the map inside the parcel you're interested in

Note: In the Stormwater Billing Permit "search" dialog box, you can search by parcel (PIN), permit number, or by year.        

The Department of Water Resources has been scanning As-Built documents into their FileNet system for several years. In an effort to make these documents more accessible, a link has been added on the GIS data browser. Over 15,000 documents are available for viewing. They are linked to the Water Pressurized Main, Sewer Gravity Main, Sewer Force Main and Reclaimed Water Pressurized Main.

To view these documents:

1. Zoom to your area of interest
2. Click on the Map Contents tool (top right side of the map)
3. Turn on the Utility layers:
   • Expand Utility Layers group
   • Check the box for layers you are interested in viewing
   • Expand group to see what is automatically turned on/off, turn on/off desired layers
4. Click on the Identify tool (i button on top toolbar)
5. Change Select Layer to the layer of interest (such as water pressurized mains) in the More Information window
6. At the bottom of the attribute list you will see an AsBuilt Doc link
7. If there are documents available, you can click View Document and the image will load

These are stored as TIFF images so the associated picture viewing software should open the images. Note that not all features have associated documents.

While using the browser if you need help with a tool or function, click on the ? in the upper right hand side of most dialog boxes, or on the gray toolbar above the map to open online help.  There are some features listed in the online help documents that may not be available within the GIS Data Browser.
